Landlord Insurance for Investment Properties: What You Need and Why It Matters

When you purchase an investment property, your mortgage lender requires proof of hazard insurance — but a standard homeowners policy does not cover a property you do not occupy. Landlord insurance, also called a dwelling fire policy or non-owner-occupied policy, is the correct product for rental properties.
What Landlord Insurance Covers
A landlord policy typically covers the building structure against fire, wind, hail, and other named perils or all-risk depending on the form. It also covers loss of rental income if the property becomes uninhabitable due to a covered event, and liability coverage protecting you from claims by tenants or visitors who are injured on the property.
What It Does Not Cover
Tenant belongings — tenants need their own renters insurance. Flood damage — separate flood insurance through NFIP or private carriers is required in flood zones. Earthquake damage in applicable regions. Normal wear and tear.
Requiring Tenants to Carry Renters Insurance
A lease clause requiring tenants to maintain renters insurance protects both tenant and landlord. The tenant's policy covers their belongings. More importantly, if a tenant causes damage — a kitchen fire, water overflow — their renters policy can be the first line of coverage, protecting your landlord policy from a claim.
Replacement Cost vs. Actual Cash Value
A replacement cost policy pays to rebuild the structure at current construction costs. An actual cash value policy deducts depreciation — paying only the current market value of the damaged components. Replacement cost coverage costs slightly more but protects against the gap between depreciated value and actual rebuild cost.
Umbrella Policies for Multiple Properties
