One of the most common reasons mortgage applications slow down is missing documentation. Gathering everything your lender needs before you apply — rather than in response to repeated requests — accelerates your pre-approval and sets up a smoother transaction.
For All Borrowers
Government-issued photo ID — driver's license or passport. Social Security number for all borrowers. Last two months of bank statements for all checking, savings, and investment accounts — all pages including blank pages. Last two months of retirement and investment account statements. Contact information for current and prior landlords if applicable for rental history.
For W-2 Employees
Last two years of W-2 forms from all employers. Most recent 30 days of pay stubs. If you receive bonuses or commission income, your lender will use a two-year average — W-2 history is critical.
For Self-Employed Borrowers (Conventional Income Qualifying)
Last two years of personal tax returns — all pages including all schedules. Last two years of business tax returns if you own more than 25% of a business — all pages. Year-to-date profit and loss statement prepared by a CPA. Business bank statements if business income is being used.
For Bank Statement Loan Borrowers
12 or 24 months of business or personal bank statements — all pages — depending on the program. CPA-prepared letter confirming self-employment and business ownership percentage. Year-to-date P&L statement.
For Real Estate Investors (DSCR)
Current signed lease agreements or rental history documentation for the subject property. If purchasing: AirDNA report or market rental analysis for projected income. No personal income documentation required for DSCR qualification.
Additional Documents for Specific Situations
VA loan: Certificate of Eligibility, DD-214. Divorce: Divorce decree and separation agreement if applicable. Gift funds: Gift letter and evidence of transfer. Recent large deposits: Documentation of source.
