NC Home Advantage Mortgage Program
The North Carolina Housing Finance Agency offers the NC Home Advantage Mortgage, providing DPA of up to 3 to 5% of the loan amount as a deferred, 0% interest second mortgage. No repayment is required unless you sell, refinance, or pay off the home within 15 years — and even then, it is forgiven on a graduated schedule.
Eligible loan types include FHA, VA, USDA, and conventional. Income limits vary by county.
NC 1st Home Advantage Down Payment
For first-time buyers and military veterans in North Carolina, the NCHFA provides $15,000 in DPA as a 0% deferred second mortgage, forgiven at 20% per year beginning in year eleven of occupancy.
