A portfolio loan is one that the originating lender retains in its own portfolio — holding the risk and the return rather than selling it on the secondary market. Because there is no agency selling requirement, the lender can apply its own judgment and flexibility to scenarios that would not qualify under standard guidelines.
Who Portfolio Loans Are For
Non-warrantable condominiums that do not meet agency condo approval requirements. Foreign nationals who cannot document US income or credit. Very high net worth borrowers with complex asset structures and minimal traditional income. Properties that are unique, unconventional, or otherwise ineligible for agency financing. Borrowers with recent credit events who fall outside standard waiting periods. Self-employed borrowers whose income cannot be documented through standard methods.
How Portfolio Loan Underwriting Works
Because the lender bears the full credit risk, underwriting is more holistic and relationship-driven. A lender might approve a scenario with a 580 credit score and 50% down because the equity position reduces their exposure. A wealthy borrower with minimal income but $5 million in liquid assets might qualify on the strength of the asset base alone.
Rate and Term Trade-Offs
Portfolio loans typically carry higher rates than conforming loans, shorter amortization options in some cases, and potentially larger down payment requirements. These trade-offs reflect the increased risk the lender retains.
