The Rate Environment

Mortgage rates entered 2026 elevated relative to the historic lows of 2020 to 2021 but below the peaks of late 2023. The Fed's rate trajectory, inflation data, and bond market dynamics continue to influence where mortgage rates move. Buyers who entered 2025 waiting for significant rate drops largely found rates remained higher longer than expected.

The practical implication: buyers who can qualify today should evaluate purchasing on fundamentals rather than waiting for rate conditions that may not materialize on a predictable timeline. Refinancing when rates improve remains an option for those who purchase before a rate reduction cycle.

Inventory and Demand

East Coast inventory remains constrained in most markets. Existing homeowners with mortgages originated at 3 to 4% are reluctant to sell — creating a lock-in effect that reduces supply. New construction has helped in some suburban and exurban markets but has not fully offset the inventory deficit in high-demand areas.

This dynamic supports prices in established markets even when affordability is stretched.

Market-Specific Notes

New Jersey: Strong demand continues in suburbs within commuting range of NYC. Shore markets remain active for both primary and investment buyers. Florida: Condo financing complexity and insurance cost increases are headwinds in some markets. Demand from Northeast migration remains strong. North Carolina and South Carolina: Among the most active markets in the Southeast with continued in-migration and investor interest in coastal areas. Virginia and DC Metro: Stable demand driven by federal employment and defense sector; tech corridor growth in NoVA continues. Georgia: Atlanta and Savannah markets growing. Coastal Georgia STR investing remains active.

For Investors

Rate-sensitive investors who can structure deals to cash flow at current rates — particularly through DSCR programs in STR markets — are active and finding opportunity. The window for acquiring in markets before further price appreciation is a consistent theme from experienced investors.
