Bank Statement Loans
A bank statement loan uses 12 or 24 months of personal or business bank deposits to calculate qualifying income. Lenders apply an expense factor to estimate net income.
Example: Average monthly deposits of $20,000 with a 50% expense factor equals $10,000 per month in qualifying income — enough to support a substantial mortgage.
These loans are available for primary residences, second homes, and investment properties with down payments as low as 10 to 20 percent depending on credit and program.
P&L Only Loans
Some lenders accept a CPA-prepared profit and loss statement as the sole income documentation — no bank statements or tax returns required. These typically require 20 to 30 percent down and strong credit.
What You Need to Qualify
Lenders typically evaluate your credit score (660 to 700 minimum for most programs), down payment (10 to 25%), two years of self-employment history, and debt-to-income ratio based on calculated income.
Tips Before Applying
Separate personal and business banking if you have not already, maintain 12 to 24 months of consistent clean deposits, and have a CPA prepare a current P&L statement for your business.
