A DSCR loan — short for Debt Service Coverage Ratio loan — is a mortgage product designed specifically for real estate investors. Unlike conventional loans that rely on your personal income, tax returns, or W-2s, DSCR loans qualify you based on whether the property generates enough income to cover its own debt payments.
This makes DSCR financing one of the most powerful tools available for investors, particularly those who are self-employed, have complex tax returns, or are scaling a rental portfolio beyond what traditional income documentation can support.
How the DSCR Ratio Is Calculated
DSCR = Gross Monthly Rental Income divided by Monthly Debt Obligations (principal, interest, taxes, insurance, and HOA).
A DSCR of 1.0 means the property breaks even. Most lenders require a minimum DSCR of 1.0 to 1.25, though some programs allow ratios below 1.0 with compensating factors like a larger down payment or strong credit.
Example: A property renting for $3,000 per month with total monthly obligations of $2,400 has a DSCR of 1.25 — qualifying under most programs.
What Property Types Qualify
DSCR loans work for single-family rentals, 2-4 unit properties, short-term rentals including Airbnb and VRBO, condominiums, and multi-family properties. Mixed-use properties and LLC-held assets can also qualify depending on the lender.
